  • PROJECT INSPIRATION

    This 2009 rehab of a 3,000 SF 1940’s era produce warehouse/office building in the warehouse district of Phoenix was achieved on a limited budget (<$100,000). Converted to studio/ gallery space with no technical change of use (because of the original office component), we were able to complete this project with only minor structural modifications (to support new air conditioning equipment) and the removal of successive layers of tenant improvements to reveal a timber roof structure and rustic masonry walls. A sculptural element that houses mechanical/ plumbing equipment and new public restroom facilities was strategically located above existing waste lines. Exterior renovations were limited to the enlargement of window openings (to allow more daylight), new storefront, and the removal of paint from the masonry.
